How can I get a plot in HUDA Sector ?
The Residential plots in different sectors are offered by HUDA by advertising  in the leading newspapers from time to time. Applications are invited for allotment of different categories of plots thru these advertisements. Allotment is made by conducting the open draw from the applications received against the advertisement. All the successful applicants are issued a letter of allotment by indicating all terms & conditions of allotments with mode & schedule of payment. This allotment is made as per the provisions of Haryana Urban Development Authority (HUDA) Act, 1977.

 

What is the schedule of Payment ?
The following general payment of schedule is laid down for residential plots :-
  • 10% of tentative cost of the plot to be paid as earnest money at the time of submission of application.
  • The next 15% of the tentative cost of the plot to be paid within 30 days from the date of' issuance of letter of allotment.
  • Balance 75% of the tentative price of the plot is payable within 60 days in lumpsum without interest from the date of issuance of the allotment letter or in six annual instalments with 15% rate of interest. The first instalment is payable after expiry of one year of the date of issue of allotment letter. The interest, however, accrues from the date of offer of possession.

    The interest @ 18% per annum is chargeable on the delayed payment for the delayed period as per existing policy.

 

How can I get the Plot transferred ?
The following guidelines/policies for transfer of Residential and Commercial Plots are setup by HUDA.
  1. The Transfer Fee @ Rs. 30/- per sq. mtr. is charged for the first and second transfer and Rs. 50/- per sq. mtr. for the third and fourth transfer. A plot as per existing policy can be transferred four times.
  2. In cases where the Deed of Conveyance of the plot has been executed, transfer shall be permitted on payment of Rs. 100/- as administrative charges and on production of a certified copy of Sale Deed.
  3. The family transfer, as defined in the policy, includes father, mother, sons, daughters, sisters, husband, wife, daughter in law and son in law. Transfer of plot shall be allowed on payment of Rs. 1,000/- as administrative charges. In case of built up houses, the transfer is allowed on payment of administrative charges of Rs. 100/- and production of certified copy of sale deed.
  4. Addition or deletion of the name of spouse of the allottee shall be permitted on payment of administrative charges of Rs. 1,000/-.
  5. ln cases where schedule of payment have already been finished, the plot shall be allowed on payment of Rs.100/- as administrative charges and submission of certified copy of sale deed.
  6. In case of constructed house, the allottee will first get the Deed of Conveyance registered in his/her name, thereafter permission for transfer will be granted on payment of administrative charges of Rs. 100/-.
  7. Death case : The following documents are required:
  • Attested copy of death certificate.
  • No objection certificate from all legal heirs with photograph.
  • Pay order/Bank draft of Rs. 100/- as administrative charges in favour of Estate Officer HUDA.

What documents are required for transfer of Plots ?
The seller is required to make an application on non Judicial Stamp paper worth Rs. 3/- duly attested by the lst class Magistrate with two witnesses and their complete addresses alongwith photostat copies of following documents :
  • Photostat copy of Allotment Letter.
  • Photostat copies of receipt of payments made to HUDA.
  • Photostat copy of Possession Certificate
  • Bank draft of Rs. 100/- as administrative charges in favour of Estate Officer HUDA, Faridabad.

The purpose of taking these documents is to know that the applicant who is putting an application for transferof plot is genuine alloftee of the plot.

Before applying for permission, the allottee must ensure that all dues/arrears have been cleared.

After verification/satisfaction of the Estate Officer, the permission shall be granted and Permission Letter shall be sent by registered post. The permission is allowed on certain conditions which are valid for 60 days only. In case the allottee fail to comply the conditions within stipulated time, the Permission Letter stand automatically cancelled.

 

How can I get Commercial Booth/Site ?
Commercial Site/Booths are alloted through open auction. The person who gives maximum bid is alloted commercial site. The payment of Commercial sites can also be made in easy installments.

 

What is the schedule of payment of a new Commercial Boothsite ?
The following general payment of schedule has been fixed for a new commercial sites:
  1. 10% of bid amount is payable at the time of fall of hammer.
  2. 15% of the total cost is payable within 30 days of the date of issue of Letter of Allotment.
  3. The balance 75% of the cost is payable lumpsum within 60 days without interest or in 8 equated instaiments in case of SCF or 10 equated instaiments in case of Booth/ kiosks with 15% interest.

 

What is the policy for allotment of Industrial Plot ?
As per the existing industrial policy the State has been divided into two zones, namely, high potential zone and low potential zone for allotment of Industrial plots. The allotment of Industrial plots in high potential zone as well as in low potential zone, will be made by the concerned agency i.e. HUDA on the recommendation of a Committee consisting of Director of Industries, Managing Director HSIDC and Chief Administrator HUDA. However the allotment of plots already developed estates will be allofted through open auction.

Applications for allotment of Industrial plots shall be invited through press advertisements.

The following documents are required to be submitted alongwith the application:

  • An undertaking to the effect that the applicant shall set up/shift its Registered Office within the State of Haryana within a period of one year of the issue of LOI.
  • 10% price of the plot in the form of Bank Draft drawn in favour of HUDA.
  • Copy of the project report with details of implementation.
  • Copy of partnership deed in case of partnership firm or Memorandum and Articles of Association in case of limited company alongwith a copy of certificate of incorporation of the company and details of the promoters and their holding in the company.
  • Land utilisation plan to justify the requirement of land.
  • Means of financing.


What is the schedule of payment of a new Industrial plot ?
  1. 10%cost of the plot along with application.
  2. 15% of the total cost of plot is payable within 35 days from the issue of LOI
  3. Balance 75% of the cost of plot is payable within a period of 9 months from the date of issue of LOI in three equated instaiments. Interest @ 18% would be charged on the amount due in case of delay in payment. Further, interest @ 15% would also be chargeable on the balance amount from the date of offer of possession/payments after the offer of possession. This period will be applicable to both self financing and institutional financed cases.
